Property tax and expences
Notary's Fees
Notary's fees depend on the price of a property and are a higher percentage
on cheaper properties.
There's also a fee for each page and each copy of a contract, plus fees
for extra services such as taxes (e.g. tax stamps), expenses, legal advice
and any payments made on your behalf.
Notary's fees for the completion vary, although there are maximum charges
for each service. Typical fees are €1,500 - €2000 for a property
costing €50000 and €3500 - €4000 for a property costing
€500000.
Fees for a preliminary contract are around half these figures.
We will obtain a written estimate in advance for each case.
If you are not fluent in Italian you will require the presence of a translator
for the final contract
Registration Tax (imposta di registro)
Registration tax is applicable to all property purchases.
The percentage is calculated on the land registry value which is usually
lower than the commercial value/sales price.
First home resident buyers pay 3% of the registered value.
Buyers of second homes and non-residents pay 7% of the registered value.
If you are planning to move permanently to Italy it is worth to consider
obtaining residence before purchasing your home.
Land Registry Tax (imposta catastale + Imposta ipotecaria)
First home resident buyers pay a fixed fee of €336
Buyers of second homes and non-residents pay 3% of the declared price
Estate Agent's Commission
On all purchases of properties listed we charge a commission of 3% of sales price.
Our commission in subject to Italian Vat (IVA) at 20%. (Total commission
3,6% VAT included).
For properties purchased via our Property search service
We will apply only a 1% commission.
